Columbus Housing Market: October 2026 Update

September gave us the signal. October is when it pays off.

Every year, the same pattern plays out in Columbus: a batch of homes gets listed in June and July with ambitious prices, they sit through August and September, and by October the sellers are staring at the holidays and getting realistic. If you have been waiting on the sidelines, this is your window.

Here is my honest read on where the Columbus market stands this October.

The Setup: A Tale of Two Sellers

Right now there are two kinds of sellers in Columbus. The first priced their home where the market actually is. Their homes went under contract in days or weeks, often with strong terms. The second chased a number from 2021, sat for 60 or 90 days, and is now taking price cuts while buyers wonder what is wrong with the house.

Nothing is wrong with most of those houses. The price was wrong. And October is when that gets corrected, one motivated seller at a time.

Inventory is still the story underneath everything. Columbus keeps adding jobs and people, and we are not building enough homes to keep up. That keeps a floor under prices even when the pace cools. But a floor is not the same as a frenzy. This is a market that rewards preparation, not panic.

If You Are Buying This October

Shop the stale listings first. Sort by days on market and start with the homes sitting 45 days or more. Those sellers have already mentally moved on, and many will negotiate on price, closing costs, or repairs. The best value in Columbus right now is hiding in plain sight.

Have your pre-approval locked and loaded. Sellers take you seriously when your financing is verified, not just estimated. In a month where sellers are choosing between offers, the buyer with the clean pre-approval wins the tiebreakers.

Do not wait for spring. Everyone says they will buy in the spring, which is exactly why spring brings competition and bidding wars. October brings motivated sellers and less competition. The math favors the buyer who acts now.

Run your payment, not just the price. Taxes and insurance vary a lot across Franklin County and the surrounding counties. A cheaper house in a high-tax area can cost you more per month than a pricier one somewhere else. Know the full number before you write the offer.

If You Are Selling This October

Your first price is your best shot. The buyers shopping right now are serious, pre-approved, and decisive, but they are also watching days on market like hawks. A home priced right from day one still moves fast in October. A home that starts high and cuts later almost always nets less.

Presentation is your edge. Fall light is unforgiving in listing photos, so declutter hard, clean like company is coming, and get professional photos. The homes that look sharp online get the showings. The ones with dark phone photos get scrolled past.

One cut beats three. If the market tells you the price is off, make one meaningful adjustment instead of three small ones. Small cuts look desperate. One real cut looks like a serious seller who wants a deal done before the holidays.

What I Am Watching Into Year-End

Two things. First, whether November brings a last wave of listings from sellers who want to close before year-end, which would give buyers even more leverage. Second, rates. I am not going to predict them, because nobody knows. What I will say is this: if the payment works for your life today, do not let rate headlines talk you out of the right house. You can refinance a rate. You cannot refinance the price you paid or the years you waited.

The Columbus fundamentals have not changed: jobs, growth, and relative affordability compared to the coasts. October just happens to be the month when the patient buyers get rewarded.
