Columbus, Ohio Housing Market Update: September 2026 — What Buyers and Sellers Should Know

Forget the national headlines. What matters is what's happening on the ground in Columbus, Ohio — and as someone who shows homes and writes offers here every week, here's my honest read on September 2026.

What's Actually Happening in Columbus Right Now

Columbus is its own market, and it always has been. We have steady job growth, people moving here from more expensive cities, and neighborhoods that keep getting stronger. That foundation hasn't changed.

What has changed is the pace. The well-priced homes in desirable areas — Dublin, Reynoldsburg, Groveport, Whitehall, and the strong Columbus neighborhoods — still attract serious attention and can move quickly. The overpriced ones sit. That's the whole story in one sentence: this market rewards sellers who price honestly and buyers who are prepared.

September is also a sneaky-good time to be in the market. Spring gets the frenzy, but fall brings the serious players — buyers who need to move before the holidays and sellers who are motivated to get it done before year-end.

If You're Buying in Columbus Right Now

Here's what I'd tell you if we were sitting down for coffee:

Get a real pre-approval first. Not a pre-qualification — a full pre-approval where the lender has actually verified your income and credit. In this market, a strong pre-approval letter is part of your offer's power.

Be ready to move on the right one. The good homes still go. If you've done your homework and the numbers work, don't sleep on it for a week hoping it'll still be there.

But don't panic-bid on the wrong one. This isn't 2021. You don't have to waive everything and offer blindly over asking on every house. Be competitive on the right house; be patient on the rest.

Look at the stale listings. Homes sitting 30, 45, 60+ days often have sellers who are ready to negotiate. Some of the best deals in Columbus right now are the listings everyone scrolled past.

Run the full monthly number. Price is only part of it — taxes, insurance, and HOA dues vary wildly across Franklin County and the surrounding areas. Know your true payment before you fall in love.

If You're Selling in Columbus Right Now

Price it right on day one. This is the single biggest lever you control. The first two to three weeks decide everything — that's when your listing is fresh, the alerts go out, and the motivated buyers show up. An overpriced listing that sits and takes price cuts almost always nets less than one priced correctly from the start.

Presentation matters more than upgrades. You don't need a renovation. You need decluttered rooms, a deep clean, good lighting, and professional photos. Buyers decide how they feel about your home in the first 30 seconds of the photos — make those seconds count.

Don't chase the market down. If you do need to adjust, make one meaningful cut, not three small ones. Small cuts signal desperation; one real adjustment signals a serious seller.

What I'm Watching This Fall

Two things have my attention heading into the last quarter of the year. First, inventory: if more sellers list this fall, buyers get more choices and more negotiating power — good news if you've been waiting on the sidelines. Second, the homes that have been sitting since summer. Every overpriced listing from June and July is a motivated seller by October. If you're a buyer with patience, fall is when those deals surface. Either way, the fundamentals under Columbus — jobs, population growth, relative affordability — aren't going anywhere.

A Note on Gahanna

Quick word on Gahanna, since it's an area I know well and want to serve even better: it has its own rhythm. Homes near the creek corridors and the established neighborhoods there draw steady buyer interest because of the schools, the parks, and the easy east-side commute. The same rules apply — price it right, present it well — but Gahanna buyers tend to be detail-oriented, so the little things (landscaping, fresh paint, clean lines in the listing photos) punch above their weight. If you're buying or selling in Gahanna specifically, I want to be your first call.

The Bottom Line

This is a fair market — and fair markets reward people who do the fundamentals well. Buyers who are pre-approved and decisive win. Sellers who price honestly and present beautifully win. There's no trick to it.
