Interest Rate Watch: What Mortgage Rates Mean for Columbus, Ohio Buyers Right Now
If I had a dollar for every time someone asked me "should I wait for rates to drop?" this year, I could make my own down payment. It is the number one question in Columbus real estate right now, and honestly, it is a fair question. Rates are higher than the wild days of 2021, and the monthly payment is real money.
But here is what I tell every buyer who asks: the rate is only one line of your math, and it is probably not the line that matters most.
Take a $400,000 loan on a 30-year fixed mortgage. At 6.5%, your principal and interest payment is about $2,528 a month. At 7.5%, it is about $2,797. So a full percentage point of rate costs you roughly $270 a month. That is real money. But here is the part people miss: a $25,000 price reduction on the same house saves you about $160 a month at 6.5%, and it also saves you on property taxes, insurance, and the interest you pay over 30 years. Negotiating the price down matters as much as, and sometimes more than, a quarter-point rate move.
Rates also are not permanent. Your purchase price is. You can refinance a rate later. You can never refinance what you paid for the house.
Buyers say, "I will wait until rates drop to 5.5%, then I will buy." Sounds smart. But when rates drop, every other buyer waiting on the sidelines jumps back in at the same time. Competition comes back, multiple offers come back, and prices get pushed up. You end up paying a higher price with a lower rate, which can wash out the savings completely, and now you are competing against ten other offers instead of two. I have watched this cycle play out in Columbus more than once. The buyers who win are the ones who buy when competition is thin and refinance when rates improve. There is an old saying in real estate: marry the house, date the rate. It is a little corny, but it is true. You are committing to the home and the neighborhood. The rate is just the financing you start with.
If you are house hunting in Columbus right now, here is where I would put your energy: the price you negotiate (in this market, sellers who have been sitting are open to conversation; a $15,000 to $25,000 reduction is a bigger long-term win than a slightly better rate quote); seller concessions (ask the seller to cover part of your closing costs or buy your rate down; a 2-1 buydown can be funded by the seller and costs you nothing out of pocket); your loan product (there are programs with down payment assistance most buyers never hear about); and property taxes and insurance, which vary more than most buyers expect across Franklin County. Always run the full monthly number before you fall in love.
Be honest with yourself about which camp you are in. If you need to move, buy now with the best terms you can get and a plan to refinance later. Waiting costs you rent money every month, and Columbus prices are not going backward while you wait. If you already own a home with a 3% rate and you are thinking about moving up, run the math carefully. Your current rate is an asset. If you are an investor, run the deal at today's rates. If it cash flows now, it only gets better when you refinance.
Do not let the rate headline make your decision for you. Run your own numbers, negotiate hard on price, ask about buydowns and concessions, and have a refinancing plan. The buyers who do that are the ones closing on good homes in Columbus right now while everyone else waits for a headline that may never come.
